Manager, Janitorial

**Overview**

The Manager, Janitorial is responsible for overseeing day-to-day janitorial operations across multiple small to mid-sized client accounts within an assigned geographic area. This role ensures service excellence, operational efficiency, employee engagement, and strong client relationships for locations that do not have dedicated onsite management. The Area Manager serves as the primary liaison between ABM and clients, ensuring contractual compliance, quality service delivery, and a culture of safety and accountability.

**Key Responsibilities:**

+ Oversee daily janitorial operations across multiple client sites, ensuring services meet or exceed contract requirements.

+ Serve as the primary point of contact for clients; build and maintain strong professional relationships.

+ Conduct regular site visits and quality inspections; address service issues and client concern promptly.

+ Manage and support frontline employees, leads, supervisors, and subcontractors as applicable.

+ Review and approve payroll, timekeeping, and attendance records; ensure accurate labor reporting.

+ Order and manage supplies, equipment, and inventory for assigned accounts.

+ Develop and manage site visit schedules across assigned locations; travel up to approximately 10% within the local area.

+ Ensure compliance with ABM policies, safety standards, OSHA requirements, and quality programs.

+ Coach and develop employees; administer training, performance management, and corrective actions as needed.

+ Identify opportunities for operational improvements, cost savings, and service enhancements.

+ Support onboarding of new accounts and implementation of new processes or services.

+ Prepare and submit operational reports, documentation, and required system updates.

**Qualifications & Experience:**

+ Experience in a service-based industry such as janitorial, facilities management, hospitality, sanitation, or property management.

+ Strong understanding of janitorial operations, staffing, and service delivery.

+ Previous experience in operations, account management, project management, or supervisory roles preferred.

+ Stable work history demonstrating reliability and career progression.

+ Ability to manage multiple sites, priorities, and client needs in a fast-paced environment.

+ Strong customer service, communication, and problem-solving skills.

+ Comfort working independently with minimal direct supervision.

+ Proficiency with Microsoft Office and ability to learn ABM systems and reporting tools.

+ Flexibility to work varied schedules, including some evenings, based on client needs.

+ Valid driver's license and ability to travel locally.

**What Success Looks Like:**

In the first 90 days, the successful Area Manager will:

+ Learn ABM systems, processes, and client requirements.

+ Build strong relationships with clients and frontline employees.

+ Demonstrate consistent site presence and service quality.

+ Show initiative, responsiveness, and a willingness to learn and adapt.
